Garage Doors in Orillia, OntarioA door that liftsthe way it should.

Homes in Orillia rely on the garage door more than any other entrance, and when it hesitates, grinds or stops halfway, the whole morning slows down. We look over the springs, cables, rollers and opener together, explain what has worn in plain words, and leave the door running the way it did when it was new. We serve Joyland Beach and Bayshore Village as well.

Installation & Upgrades

Some doors have given everything they had. When that is the case, a new one installed carefully, balanced properly and paired with a matching opener is the right investment, and this is how we do it.

Repairs

Repair & Maintenance

Balance is the quiet foundation of a working door. If it climbs on its own or falls when released, the hardware and springs are out of step, and the adjustments in this group bring them back into line.

  1. A person kneels beside the side track and hinges of a closed sectional garage door. — Garage Door Safety Inspection, Orillia
Garage Door Safety InspectionYou moved in three months ago. The door works, but nobody can say how old the springs are, when anyone last looked at it, or whether the little sensors by the floor have ever been tested.
  2. Illustrative garage doors scene — Off-Track Garage Door Reset, Orillia
Off-Track Garage Door ResetThe door came down fine but with a scraping noise, and now the vertical track on one side is bowed away from the wall. Two screws have pulled out of the wood and the roller nearest the floor has no rail around it.
  3. Two people holding a dented lower garage-door section above a separate white panel resting on the ground. — Garage Door Panel Replacement, Orillia
Garage Door Panel ReplacementYou misjudged the last metre of the driveway and felt the bumper meet the door. The bottom section now carries a crease across most of its width.
  4. Illustrative garage doors scene — Garage Door Bottom Seal Replacement, Orillia
Garage Door Bottom Seal ReplacementAfter a spring rain there is a puddle inside the door that reaches the tires. The driveway slopes toward the garage, the slab has a low corner, and the flattened old seal is not making up the difference.
  5. Gloved person holding a black strip along the side of a sectional garage-door opening — Garage Door Perimeter Weatherstrip, Orillia
Garage Door Perimeter WeatherstripAfter a windy night there is a fine ridge of snow on the garage floor along one side of the door, and another across the top step. The door was shut the whole time; the snow came in around it.
  6. A detached metal slide bolt with mounting holes and retaining guides rests beside screws on a workbench. — Garage Door Manual Lock Repair, Orillia
Garage Door Manual Lock RepairYou pushed the slide bolt across like always, but tonight it stops short of the slot in the track and springs back. The door is down, the bottom seal is on the concrete, yet the bar and its hole are a finger's width…

2021 census · what it means at the door

  • 58%Older homes

About 58% of homes in Orillia were built in 1980 or earlier, according to the 2021 Census.

Where most houses were built a generation or more ago, a good share of garage doors are still the originals: wood or early steel sections on extension springs. Those doors respond well to fresh pulleys, safety cables and a careful balance, and the technician carries the parts for them.

  • 56%

Single-detached houses make up about 56% of homes in Orillia (2021 Census).

In mixed neighbourhoods, noise matters differently from one address to the next. A detached house with a bedroom above the garage and a townhouse with a neighbour through the wall both benefit from a belt-drive opener and nylon rollers, and we explain the difference either way.

Garage Door Tune-Up

On windy nights the door rattles in its frame, there is a line of daylight along one side, and the bottom seal has gone hard and flat. Leaves and fine snow drift in underneath and the garage never seems to hold its temperature.

The questions that come up

(249) 209-8717

How do I test the safety reversal at home?

Two tests, once a month. With the door open, press close and wave a broom handle through the photo-eye beam near the floor: the door should stop and go back up. Next, set a 2x4 flat on the concrete in the middle of the opening and press close: the door must reverse when it meets the board. If it stops on the board without reversing, the down travel or force setting needs adjustment, and if it fails after that, book a visit.

Should I keep using the opener while the track is bent?

It is better to leave the door where it is and use another way in and out. An opener pushing a door through a damaged section pulls rollers out of the channel, twists the top section and can turn a small dent into a jammed door off its track. Industry guidance after any impact is to stop operating the door and have it assessed. Leaving it still keeps the repair small.

Can a spring be adjusted rather than replaced?

A spring that is intact but has relaxed slightly can be given a little more tension, within limits, to restore balance; this is a normal adjustment on a door that has settled. A spring with a broken coil is replaced as a unit, since the wire has reached the end of its life. The technician checks the condition of the steel and recommends whichever restores a balanced, safe door.

How long do garage door springs last?

Springs are rated in cycles, one cycle being an open and a close. A standard residential spring is commonly rated for around ten thousand cycles, which for a family using the door several times a day works out to roughly seven to ten years. Higher-cycle springs are available. As a spring nears its rating it loses tension, which is often why a balance adjustment is needed.

What is the balance test, and is it something I can do?

Yes, with care. Close the door, pull the red release handle, and lift the door by hand, keeping fingers away from the panel joints. It should rise easily and stay where you leave it around waist to shoulder height. A door that drops, shoots up, or feels heavy has a spring problem and should not be run with the opener until a technician has seen it. Reconnect by running the opener or lifting until the trolley clicks in.
