Plain answers about your garage door.

Our rule is simple: repair what is worth repairing, and say plainly when it is not. A dented panel on a sound door is worth replacing. A door with rusted-through sections, cracked stiles and an opener from another era is usually not.

Garage door services

Where to start

Every service listed here is done by hand, on site, by a technician who explains as they go. Look through the groups below, or call and describe the problem in your own words; both routes lead to the same place.

Repairs

Repair & Maintenance

Balance is the quiet foundation of a working door. If it climbs on its own or falls when released, the hardware and springs are out of step, and the adjustments in this group bring them back into line.

Springs

Springs & Hardware

Behind every door that lifts easily there is a spring doing most of the work. When it breaks, the door becomes dead weight.

Garage Door Roller ReplacementThe door is the one the builder installed and has never had a part changed. It works, but it clatters, the wheels are hard white plastic with no bearings in them, and the opener sounds like it is labouring more each…
  2. A person examines a central hinge joining two sections of a closed garage door. — Garage Door Hinge Replacement, Orillia
Garage Door Hinge ReplacementWatching from inside as the door opens, you can see the gap between the second and third panels open up on one side as they turn the corner into the ceiling, then close again. The other side stays tight.
  3. A person examines the vertical side track of a closed garage door. — Garage Door Track Repair or Replacement, Orillia
Garage Door Track Repair or ReplacementBacking out this morning, the mirror caught the track beside the door. Now there is a crease in the steel at about knee height, and the door stops with a bang every time a roller reaches it.
  4. Illustrative garage doors scene — Garage Door Cable Replacement, Orillia
Garage Door Cable ReplacementThe car bumper kissed the door on the way in. The bottom panel has a dent, the bracket in that corner sits crooked, and the cable on that side has jumped and gone slack, so the door reverses every time it tries to close.
  5. Person holding metal bars beside exposed coiled springs above a garage door. — Torsion Spring Replacement, Orillia
Torsion Spring ReplacementOn a cold morning the remote does nothing useful: the light comes on, the motor turns briefly, the door stays shut. There may be a fresh crack in a rusty coil, and flakes of orange on the floor below the shaft.
  6. Illustrative garage doors scene — Extension Spring Replacement, Orillia
Extension Spring ReplacementYou pulled the red cord to open the door during a power cut and it barely moved. Lifting it took your whole weight, and when you let go it came down hard.

Garage Door Balance AdjustmentYou pulled the red cord to move the door by hand during the power cut, lifted it to about waist height and let go. Instead of staying put, it kept climbing on its own and thumped into the fully open stop.

Off-Track Garage Door Reset

You tapped the door with the bumper while backing in, barely a nudge, and now the bottom corner has swung inward. One roller is dangling outside the rail, the section is twisted, and the door will neither rise nor settle flat.

Which fix fits?

The door will not lift and you heard a loud bang from the garage. The usual fix

UsuallyTorsion spring replacement.

WhyA snapped spring leaves a visible gap in the coil; the opener should stay off until it is replaced.

The door rises a few centimetres, stops and settles back down. The usual fix

UsuallySpring and opener force check.

WhyOften the spring has lost tension and the opener is protecting itself; balancing the door usually resolves it.

The opener runs and the chain moves but the door stays put.The usual fix

UsuallyTrolley and drive gear repair.

WhyThe trolley may be disconnected or the drive gear worn; both are common, repairable faults.

The labelled rolling fire door still moves from its control, yet the release assembly and closing path were disturbed during nearby work. The usual fix

UsuallyCommercial Rolling Door Repair

WhyExterior rolling doors work at the boundary between indoor operations and winter weather.

The door works well, although the open panels sit far beneath a sloped or raised ceiling. The usual fix

How a visit goes

Not every roller suits every door. Wheel diameter has to match the track: two inches on residential track, and either two or three inches on commercial track, so the installed track is measured, not assumed.

Drawing: a house seen from the street. The van pulls up, the garage door is opened for the work, then it closes level and the porch light comes on.
  1. 1 of 3

    Start with a description

The door is heavy, the opener hums, the remote is dead. Whatever it is, say it in your own words and we translate it into a plan.

  2. 2 of 3

    Diagnosis in the garage

We test the door by hand, watch the opener under load, check the safety sensors and inspect the hardware before anything is decided.

  3. 3 of 3

    Work you can watch

You are welcome to stay while we work. We explain each step, replace what is worn, and confirm the door runs smoothly before leaving.

2021 census · what it means at the door

  • 58%Older homes

About 58% of homes in Orillia were built in 1980 or earlier, according to the 2021 Census.

Where most houses were built a generation or more ago, a good share of garage doors are still the originals: wood or early steel sections on extension springs. Those doors respond well to fresh pulleys, safety cables and a careful balance, and the technician carries the parts for them.

  • 56%

Single-detached houses make up about 56% of homes in Orillia (2021 Census).

In mixed neighbourhoods, noise matters differently from one address to the next. A detached house with a bedroom above the garage and a townhouse with a neighbour through the wall both benefit from a belt-drive opener and nylon rollers, and we explain the difference either way.

The questions that come up

(249) 209-8717

I lubricated everything and the grinding came back. Why?

Lubricant restores bearings and hinges that are still sound; it has nothing to offer a wheel worn oval, a nylon tire that has cracked, or bearings whose balls have pitted their race. When a spray settles the noise for a day or two and it returns, the wear is in the roller itself and replacement is the answer. Spray on the track or a plastic wheel can make matters worse by collecting grit, so the technician cleans that off as part of the job.

How many ball bearings should a roller have?

More bearings spread the door's weight over more contact points, but count alone does not decide how smoothly, quietly or long a roller runs; the complete design matters more. Budget rollers carry six or seven, better residential rollers ten to thirteen, and premium rollers use a sealed cartridge with a dust and moisture seal. For an ordinary residential door, a nylon roller with ten or more bearings is a sound choice; for a damp or salty garage, or a door used constantly, sealed bearings are worth asking about.

How do winter and road salt affect rollers?

Slush carried in on the tires collects in the foot of the track and refreezes overnight, so wheels skid across ice ridges instead of turning and wear flat spots; cold thickens old grease so bearings stiffen and the opener strains; and the salt in that slush corrodes steel stems, bearings and the bottom brackets first. This is why the lowest rollers often look the worst and why sealed-bearing nylon rollers, and a clear, dry lower track, are recommended for garages that see a car every winter day.

What does a cycle rating mean?

One cycle is a full open and close. Springs are built for a set number of cycles, and a standard residential spring is commonly rated around ten thousand. A household that uses the door six times a day reaches that in roughly four to five years, while a door used twice a day stretches the same rating much further. Higher-cycle springs use heavier wire and a longer coil to produce the same force with less stress, so they last proportionally longer.

How should I clean the lenses?

Gently, with a soft dry or lightly damp cloth, the way you would clean eyeglasses. Never scrape a lens or use a solvent, since a scratched or clouded lens scatters the beam. Wipe both sensors, then check that the receiving light comes on steadily. If a lens frosts on cold mornings, give it a few minutes to clear or dry it with a cloth. A quarterly wipe keeps dust, cobwebs and salt film from building up.
